“Coming Soon” Status Rules and Best Practices:
1.) You must select the Standard Status of Coming Soon to select MLS Status of Coming Soon
2.) “On Market Date” will be required when the "Coming Soon" status is selected.
FMLS
- The On Market Date field has a few rules:
- It must be greater than the date of entry, but by no more than 21 days in the future.
- It must be greater than the List Date
- It must be less than the Expiration date.
GAMLS
- The On Market Date field equals the List Date field when status is Coming Soon, you will not enter a separate List Date field for GAMLS
- It must be greater than the date of entry, but by no more than 21 days in the future.
- It must be greater than today
- It must be less than the Expiration date
4.) The listing which is Published with the "Coming Soon" status is automatically moved to Active at midnight on the date mentioned in the On Market Date field.
- You can update the On Market Date field while in the Coming soon status as long as it is within the 21 day rule from entry.
- GAMLS - You can manually update the listing to Active/Pending in BLI, but you must update the On Market Date field to today or an earlier date per GAMLS MLS rules.
- FMLS – You can manually update the listing to Active/Pending in BLI by changing the status.
5.) The "Coming Soon" status will only be accepted on a listing that has yet to be put on market. Once the status is changed to "Active", or any other status besides "Coming Soon", it cannot go back to the Coming Soon status, since that listing would already be on market, thus no longer coming soon.
